We will make sure the seller’s attorney has done his or her job before closing so that you are not buying a lawsuit. We will be right by your side at the closing table and explain every document that you place your signature on.

Sellers

A real estate seller has more to worry about than just the purchase price. At or before closing, the purchaser may request that the property be repaired. Municipalities often have inspections. Tax prorations have to be tabulated. Outstanding mortgage balances have to be accurately calculated so they can be paid off before the buyer takes possession. There may be abnormalities with your property’s title which will need to be rectified. We are familiar with all these details, big and small, and will work diligently to ensure that they are taken care of. That way, you can focus your attention on the other things on your plate.

Litigation

Unfortunately, sometimes the best laid plans do not come to fruition. If a party breaches a contract before closing, and there are grounds upon which to file suit, our office is prepared to step in and fight on your behalf. Other times, a dispute arises after a closing occurs. Maybe there’s fraud regarding certain material defects. Or you were owed money that was set aside in an escrow account and the party holding the funds refuses to disburse them. We will work tirelessly to make sure your rights are protected and the other party performs its duties.
